When you are ready, we will guide you through the entire process. From Design, Permits, Material Procurement, and Trade Coordination as necessary. We work around you and your schedule, and we maintain a clean renovation work space to minimize disruption to your environment and the rest of your home.

Review Existing Conditions
We Assess your current home, and review and drawings and plans you have.
Review Bylaws
We determine what is possible, what square footage is allowed, etc.
Concept Creation
Together, we brainstorm to develop overall concepts for your build.
Scope of Work and Estimating
We define the scope of work to match your wants and needs. Then we develop a preliminary budget.
Schedule and Strategy
Together, we anticipate time for design, permits, materials, and demolition. We discuss how this will fit into your life and schedule.
Design
Floor Plans & Permit Drawings
We develop a layout of floor plans, including windows, doors, cabinets, and often furniture. Then we develop architectural and/or engineered drawings and site plans as required to fulfil the permit process.
Material Specification
We determine best materials for each scope we are renovating or building
Scope of Work & Budgeting
An outline of construction, and more detailed breakdown of project costs based on our best assumptions and experience.
Permit Finalization
We coordinate with regulatory authorities as needed on your behalf.
Construction Schedule
We determine a schedule that works for you. From the general dates, we then develop a critical path and timeline of milestones for the project.
Construction
Move Out, Relocate Furniture
We phase the project to minimize disruption, however there will always be some level of prep involved to relocate your belongings away from the construction area.
Site Preparation & Demo
We clean and haul away any debris to prepare your home or site for renovation. This includes adding floor and wall protection where needed.
Mechanical
Rough in for all HVAC, Electrical, Plumbing, Gas, etc.
Insulation and Drywall
Including wall and floor preparation or leveling.
Finishing
Flooring, Tile, Plumbing fixtures, finishing carpentry, painting, etc.
Completion
Clean Up Checklist
We complete our comprehensive checklist to ensure your home is cleaner than when we started.
Walk-Through
Dawn’s Project Manager walks you through to identify any deficiencies or corrections that need to be made.
Deficiencies and Final Handover
We complete all deficiencies as quickly as materials become available. We book any final inspections and lose permits. At this point our goal is to give you full access to your new space as soon as possible.
Final Clean and Move In!
We ensure you are 100% satisfied, we leave your house as good as new, and we take photographs and share them with you.
